Our Lettings Service is designed for a Landlord who is able to keep a close eye on the property during the tenancy. Once a Tenant has taken occupation of the property all documentation is forwarded to you for the ongoing management of the property and rent collection.

  • Visit your property and provide a free rental valuation.
  • Market your property through all our advertising aids, local and London press and the internet.
  • Ensure when suitable tenants have been found, that references are taken up and checked, all financial matters are handled on your behalf and contracts are prepared.
  • Provide very competitive fees. We'll even provide a commission money back on a pro-rata should the tenants leave the property prior to the end of the tenancy. Please ask for details.

Rental Valuation

An experienced member of staff from Arlington Estates will initially call at the property and advise you of its achievable open market rent.


In the first instance your property details will be mailed to all prospective Tenants registered with us whose requirements match the accommodation on offer.
Our database of applicants also includes many local companies and other major employers in the area who have a regular influx of staff on relocation packages.
Your property will be extensively advertised in the local press until let and details will also be on display on the Internet via various search engines which target not just the London and UK market but the World market to capture a wider market. In addition to this an eye-catching 'To Let' board can be erected outside your property to ensure effective twenty-four hour advertising.

Selection of Tenants

All prospective applicants are vetted through a credit reference company, who undertake take Bank, Previous Landlord, Employment references. If the tenants are students we take the above references plus UK based Parental Guarantors and a College/University reference.
If there is any doubt at all with any applicant then they will not be permitted to gain access to your property.



Minimum letting fee is £600.00.

  • Conduct accompanied viewings with fully vetted applicants

  • Collect and remit initial months rent received 
  • Deduct Commission and any pre-tenancy invoices
  • Serve Section 21 Notice or Notice to Quit
  • Make any HMRC deductions due (if applicable)

 Property Management Service 18% 

  • Includes lettings service as above.

  • Deposit Protection via The Deposit Protection Scheme, negotiate disputes/claims against deposit, distribute deposit as agreed between parties
  • Holding Keys on Site
  • Property maintenance: obtaining estimates, arranging routine repairs and renewal of safety records
  • Visiting property in-between tenancies to assess condition and works required
  • Updating utility providers and local authorities of changes
  • Arrange inventory reports at the beginning and end of tenancies.
  • Arrange professional cleaning in-between tenancies
